Ten Steps to Sold

Your roadmap from first conversation to closing day.

The Selling Process

From Listed to Sold

Selling your home is one of the biggest financial decisions you'll make. Here's exactly what to expect, so nothing catches you off guard.

Step1

Consultation & Agreement

We sit down to talk through your goals and timeline. I'll walk you through my services and compensation, and we sign a listing agreement to officially work together.

Step2

Home Assessment & Pricing

I analyze your home's features, condition, and recent comparable sales. Together we build a pricing strategy that balances your goals with the market.

Step3

Prepare & Stage

Declutter, deep clean, handle needed repairs, and stage to highlight your home's best features. See my checklists →

Step4

Pre-Marketing & Photography

Professional photos and video showcase your home, and “coming soon” pre-marketing builds buzz before launch.

Step5

Listing Launch

Your home goes live on the MLS and top search sites like Zillow and Realtor.com, plus social media. My marketing plan →

Step6

Showings & Open Houses

Buyers and their agents tour your home, and I hold open houses to bring in even more traffic. I share feedback after every showing.

Step7

Receive Offers

Buyers submit offers with their price and terms. We look beyond price at contingencies, financing, and closing dates to find the best overall offer.

Step8

Negotiate & Accept

We accept, decline, or counter — going back and forth as needed — until we reach terms that work for you. Once signed, you're under contract.

Step9

Inspections & Appraisal

The buyer typically inspects the home and their lender orders an appraisal. Findings may lead to repair requests or renegotiation, and I'll guide you through every option.

Step10

Closing Day

Sign the final paperwork, hand over the keys, and receive your proceeds. Congratulations — you sold your home!

After You Accept an Offer

Closing

Most sales close about 30–60 days after an accepted offer, depending on financing, repairs, and title.
