The Listing Agreement, Explained
How we work together — clear, upfront, and no pressure.
Listing Agreement
What Is a Listing Agreement?
Before we list your home, we sign a listing agreement. It spells out our working relationship, what I'll do to sell your home, how long we'll work together, and how I'm compensated. Recent changes in real estate put a big emphasis on clear communication about fees — this keeps us on the same page from day one.
My Services
I market your home, coordinate showings and open houses, negotiate offers, and manage everything through closing.
Your Role
Share the information I need about your home and stay in touch so we can move quickly when buyers are interested.
How Long It Lasts
The agreement covers a specific timeframe that we choose together, and it can be adjusted as needed.
My Compensation
Typically a percentage of the final sale price or a fixed fee — we'll discuss it and agree on what works for your situation. Agent fees are not set by law and are negotiable.
Buyer's Agent Compensation
Offering compensation to the buyer's agent is your choice. It's no longer listed on the MLS, but we can discuss it and negotiate it as part of an offer.
Your Marketing Plan
We'll agree on a tailored plan for your home. See what's included →
Common Questions
Why sign a listing agreement?
It gives you clarity on roles and responsibilities, makes me your advocate for the best price and terms, and can be tailored to your needs.
Can the terms be customized?
Yes. The length, compensation, and other terms can be tailored to your situation before you sign.
Do I have to sign right away?
No. There's no obligation to sign until you're completely comfortable. Ask me anything — I want you to understand every part of it.
What are my closing costs as a seller?
Seller costs commonly include agent compensation, title and escrow fees, transfer taxes, and any concessions agreed to with the buyer. I'll give you a detailed estimate up front.
